We’re looking for an experienced Property Manager to oversee a portfolio of short-term rental properties across key markets such as Sydney and Melbourne.
This role involves managing the day-to-day operations of multiple Airbnb properties, optimising occupancy and revenue, and ensuring guests have a seamless experience from booking to check-out.
The ideal candidate has experience managing multiple short-term rental listings, understands Airbnb pricing and optimisation, and can coordinate cleaning, maintenance and guest communication to maintain high standards across the portfolio.
Portfolio Management
Manage a portfolio of short-term rental properties including listing setup, calendar management and pricing optimisation to maximise occupancy and revenue. Implement dynamic pricing strategies based on demand, seasonality and local events.
Guest Communication & Support
Handle guest enquiries, bookings, check-ins and check-outs. Provide timely support to resolve issues and ensure positive guest experiences that drive strong reviews and repeat bookings.
Cleaning & Maintenance Coordination
Coordinate cleaning teams between stays, conduct routine inspections and organise maintenance or repairs to ensure properties remain in excellent condition.
Listing Optimisation & Marketing
Create and optimise listings across Airbnb and other booking platforms. This includes managing photos, writing descriptions and improving listing visibility to increase bookings.
Compliance & Reporting
Ensure all properties comply with Australian short-term rental regulations, including council requirements, strata bylaws and taxation obligations. Provide regular reports on occupancy, revenue and guest feedback.
Financial Management
Track property expenses including cleaning, maintenance and supplies. Manage budgets and monitor profitability across the portfolio.
Team Coordination
Work with cleaners, maintenance contractors and co-hosts to ensure smooth operations across all properties.
