For many participants in the National Disability Insurance Scheme (NDIS), Specialist Disability Accommodation (SDA) can be a game-changer. It offers a pathway to greater independence, improved living conditions, and a home specifically designed to meet your unique needs.

But navigating the process of getting SDA funding included in your NDIS plan can seem daunting. Luckily, it’s a process we’re familiar with at Vertika. This guide will walk you through each step, empowering you to take control of your housing journey and unlock the door to greater independence.

Step 1: Understanding SDA Funding Eligibility

Before diving in, it's crucial to understand the eligibility criteria for SDA funding. The NDIS prioritises allocating SDA to those with the most critical needs. Generally, this applies to participants with:

  • Extreme functional impairment: This refers to significant limitations in your ability to perform everyday tasks like self-care, mobility, or communication.
  • Very high support needs: You may require constant or frequent assistance with daily living activities due to living with a disability.

Step 2: Assessing Your Needs – The Home and Living Assessment

The next step involves a comprehensive assessment of your current living situation and future goals. This is typically conducted by an Occupational Therapist or another qualified allied health professional. The assessment report will explain:

  • The accessibility features of your current residence.
  • The level of support you require with daily tasks.
  • The impact your current environment has on your health and well-being.
  • Your aspirations for independent living.

Beyond your main assessment, you may require additional reports from other health professionals such as a physiotherapist or behavioural support practitioner.

Step 3: Building Your Case – The Home and Living Supports Request Form

Armed with the findings from your assessments, the next step is to submit a Home and Living Supports Request Form to the NDIA. This form acts as your official request for SDA funding in your NDIS plan.

Here are some key things to remember when completing the form:

  • Clarity is key: Clearly outline the specific challenges you face in your current living situation and how SDA can address them.
  • Evidence is essential: Attach relevant reports from your healthcare professionals and the Home and Living Assessment to support your request.
  • Future-proof your plan: Consider your potential needs as your condition evolves and plan accordingly.

Step 4: Navigating the NDIS Decision-Making Process

Once you submit the request form, the NDIA will review your application. This process can take several weeks, so patience is key. The NDIA will consider your request against the set eligibility criteria and funding availability.

Here are some possible outcomes:

  • Approval: The NDIA approves your request for SDA funding in your NDIS plan. You'll receive notification outlining the specifics of your funding allocation.
  • Request for further information: The NDIA may require additional information to make a final decision. Be prepared to promptly respond with any requested details.
  • Denial: If your request is denied, you have the right to appeal the decision, which is known as a ‘Review of a Reviewable Decision’. You should carefully review the letter of denial and its reasons so you can update your assessment report or provide further evidence to support your case.

Step 5: Finding Your Perfect SDA Home

With SDA funding secured in your plan, the exciting part begins – finding your ideal SDA home! Here are some crucial points to consider:

  • Location: Choose a location that promotes independence and caters to your lifestyle needs, with amenities, transport and family nearby.
  • Design and Features: Ensure the property possesses the accessibility and design features that best suit your requirements.
  • Support Services: Consider the availability of support services in the vicinity to complement your SDA living experience. In many cases, Supported Independent Living (SIL) will be available on site.
